1. Booking & Payment

  • A valid government-issued ID may be required.

  • Full or partial payment may be required to confirm a reservation.

  • Prices are subject to change until booking is confirmed.

2. Cancellation Policy

Cancellation terms will be outlined at the time of booking. Refund eligibility depends on the cancellation window stated in your reservation agreement.

3. Check-In / Check-Out

  • Check-in time: will be sent to you on your email after booking

  • Check-out time: will be sent to you on your email

  • Early check-in or late check-out may incur additional charges.

4. Occupancy Limits

Guests may not exceed the maximum occupancy listed for the property. Violations may result in immediate termination of the rental agreement without refund.

5. Guest Responsibilities

Guests agree to:

  • Maintain the property in good condition

  • Follow all local laws and HOA rules

  • Avoid excessive noise

  • Supervise children at all times

6. Prohibited Activities

  • No parties or events unless pre-approved

  • No illegal activity

  • No smoking inside the property

  • No subleasing

Violation may result in eviction without refund.

7. Security Deposit

A security deposit may be required and may be used to cover damages, excessive cleaning, or violations of house rules.

8. Damage & Liability

Guests are responsible for any damage caused during their stay.

Downtown Cape Coral Vacation Rentals is not responsible for:

  • Personal injury

  • Loss or theft of personal belongings

  • Accidents occurring on the property

Guests use the property and amenities at their own risk.

9. Force Majeure

We are not liable for cancellations or interruptions caused by events beyond our control, including but not limited to hurricanes, natural disasters, government actions, or power outages.

10. Governing Law

These Terms shall be governed by the laws of the State of Florida. Any disputes shall be resolved in Lee County, Florida.

11. Agreement

By completing a reservation, guests acknowledge that they have read, understood, and agreed to these Terms & Conditions.
